1 Energy Performance Certificate

Before marketing your property it is a legal requirement to have an Energy Performance Certificate (EPC) in place. Marshalls Estate Agents can organise this for you.

2 Landlord Agreement

You will need to return your signed Landlord Agreement to the office complete with your proof of residency and identity as required by the Money Laundering Regulations 2003.

3 Keys

Please provide us with keys and access details for viewings, all of which will be accompanied by a member of our staff.

4 Applicant Suitability

Before proceeding with applicants, we will discuss their information with you to ensure they are suitable tenants for you and your property.

5 Applicant Referencing

Acceptable applicants will be required to go through a referencing process which looks at their credit, employment and residential history

6 Landlord Documentation

As soon as the references in place if they are not already available, we will organise the Landlords Gas Safety Certificate, Portable Appliance Test, Inventory etc. (please see Landlord Agreement for more details).

7 Getting Prepared

In most cases a Tenancy can start within 10 days of you accepting the applicants as prospective tenants, it is a quick process so you need to be prepared. If you are struggling with preparing the property i.e. cleaning, gardening, carpets, general maintenance etc. please let us know, we will be able to help.

8 Tenancy Start Date

On the Tenancy Start date the tenants will have already paid their rent and deposit, they will sign the Tenancy Agreement and they will go through the Inventory of the property with a member of staff. At this point the keys are handed over.

9 Sign Tenancy Agreement

You will need to arrange to sign the Tenancy Agreement at your earliest possible convenience.

10 Deposit

The Tenants deposit will be registered and paid over to the Deposit Protection Service.

11 Payment

And then…You get paid your first months’ rent less any expenses.
